I also fully understand there are different levels of investors , some buy full distressed , sometimes vacant or worst evictions required - they put in a few dollars , evict some and and make it cash flow positive - ,, good stuff ,, but not for me.I may loose some deals but I’d wager 90% of deals someone buys where the current owner owns it less 4 years is a loosing deal.

It sounds to me like you are careful to get information from people who are giving you the type of advise that you want to hear, and disregarding information that is contrary to what you are trying to do.Wholesaling CAN be done legally, however I would wager that easily 90% of wholesalers are in violation of the law when they do it.

Not saying impossible, but certainly not for the timid...I would wager a number of the foreclosures were caused by low or no money down mortgages.
