There are free sites to look up crime statistics for violent versus non violent crimes.For percentage of homeowners versus owner occupant you can look at the tax records and if mailing bill address is different than listed address then usually it's a rental.So if you do not want to spend the money there are resources but you will spend time.

Obviously you can see violent versus non-violent cases and activity and frequency around the area she is renting.Some people are poor and have to live in rougher areas as it's all they can afford.

I see some go it's just over the other street close by is a comp for ARV of 90k and base buying off of that.In these Urban cities it can go street by street and block by block between a great area,ok area,and a war zone.In a suburban to rural area many times the the property values are the same for the unit mix and the safety of the area is the same.Some people buy trash with cash but I don't like it.Too many things can go wrong.I like to stay patient and look for great deals in good areas.The number of beat up houses on the street is critical.What does the crime report show for that street versus violent and non-violent crimes?

I think we will see, as you discussed, as more peaceful existence due to this phenomenon, but I am not convinced this decade was the most peaceful/least violent.

Once I had my “Top 33” I pulled each of their CAFRs to get a better sense of their stability.I then pulled in other metrics like Population Growth to LY, Unemployment, Median Age (matters to me since I’ll be moving there and am single), Cost per Student, Violent Crime above US avg., Property Crime above US avg., Real Estate Appreciation in past 10yrs, Real Estate Appreciation from last year, Cost of Living, Distance to my best friend in Jacksonville, FL, Distance to my family in Indianapolis, IN, Distance to Atlanta, GA (trying to mitigate against being pulled too far out of the center of my region).
