If the ARV is truly 370K and it only needs some touch ups, it should sell at a reduced price quickly on the MLS.

The property have the following issues: require new roof, 4 doors, 3 windows, 2x kitchen update, 2x bathroom slight update, appliances, new Hvac system (heating is electric baseboard) and other touch ups like paint and etc... i contacted 2 contractors and they gave me between 40-59k rehab cost. 

The house was 99% done with some touch up/clean up, realtor started some showing too.I am not here to guess who did it :D  my want to prevent or at least not make it an easy job.Too bad in Chicago, pex is not an option.

As new owner Incoming tenants would need to comply with new set criteria.. this is only a duplex,, I wouldn't worry about current tenants to qualify..I'd give them the extra grace of a 60 day notice of rent increase, if you want to do upgrade touch ups while occupied fine, offer that.

Yes, it's only paint touch up, new light plate and electrical plates, possible new light fixtures and cleaning, but this only helps the owner and costs you less then $1000!

You can get some of the Olympic from Lowes for less, but I feel like it new more touch up due to holding on to stains. 3.

The plan is to fix up the properties (basic touch up) and put them back on the market and hopefully sell within 90 days.
