Maybe I'm different but I'm going to ask that wholesaler to call me anyway every time - I'll verify the title during DD.As a wholesaler (I am not one) I think it's "cart before the horse" to do a title search before I even have a property under contract.

I used to live in Warren as a kid, at the time I remember they were building 3 bedroom brick ranches like crazy,  if I recall 10 mile east of the horse track area.
