My 2 cents is prices are crazy inflated right now, but believe it or not I think it will continue because of continued demand pressure for the area from people fleeing higher cost of living areas and moving there, with access to 87/17.

The affordability, strong rent-to-price ratios, and continued growth in the city make it a market worth considering if cash flow and appreciation are important to you.If you’re still exploring markets, I’m happy to share insights and resources on Detroit.

This area is going to see tremendous growth as the city of Bryan continues to expand on its Midtown plans.

If I had a good tenant and they continue to be a good tenant, I don't care where they legally get their money from.I agree that most S8 do not meet my criteria even without considering the source of the income.However, we have another policy that also works against S8.
