Market might be competitive but there is angles to stand out depending on what you are comfortable and able to handle, such as waiving an appraisal contingency, limitng inspection rights and time frames, closing time frames, allowing seller to stay-post closing, taking on difficult tenants, buying properties that might need repairs, etc.

Significant and sustained population growth leads to demand exceeding current supply, causing prices to rise until there's a rough balance between sellers and buyers.

Seller purchased in Sept 2022 for $274K, leaving room for a "win/win."

But the real key is to find motivated sellers.

Going direct to seller in pre-foreclosure and snatching it before auction sale.

Its extremely important to know your numbers upfront from approved sale price, Maximum or Minimum downpayments, programs, costs, and seller credits.

The problem I ran into was that most buyers that wanted to do it, couldn't bridge the equity gap and the sellers needed the equity to go buy the next one.   

😳This is caused by a combination of buyers not being able to afford to buy with interest rates back up above 7%, and seller’s not wanting to budge on their sale price...a standoff.My guess is 2025 will likely be just like 2024 and 2023 if rates stay above 6%....
