I put pretty 3x6 white subway with raised “panel” surface in my most recent flip and they sell 1 SF ready to tile sheets of plain 2x4 subway for about $2 psf on mesh.

One being not enough slots in circuit breaker and the other the main panel would need to be upgraded along with wiring to the subpanel to handle the heavier power.i like the point of service use you mentioned.

If the electrical panel is substandard (dangerous) and they are the one who hard wired an extension cord in the attic while cutting through a major purlin holding up the roof, and the garage door doesn't open due to damage (when they hit it with the car?)

It seems pretty cheap so I am guessing you don’t have knob and tube in the panel and there must be a few old wired circuits.

If the 2 units in a building have separate circuits going to a single panel, then it's technically easy to break it to 2 panels with 2 meters.
