This is because I have to send letters to neighboring properties for subdivision so I would just be setting myself up for failure.I will reread this thread next year and hopefully laugh at everything because it will be over and I will have learned a lot.

In this case, "if" it is how the tenant presented it the orders could be emailed in 5 minutes along with a marriage cert.....just doesn't smell right @Patrick Connell I stand corrected as I needed to get out a lease and reread and it does say "or" dependent.

Sorry, I just re-read Mark's first post and realized that the trust deed income is not eligible on Schedule E, so it can't be offset against losses reported on that form.
