I've also heard of requirements to own for at least one year before you can use the home as a STR.Hawaii is a leftist state that doesn't protect private property rights.

There are other ways around this such as seller financing or private money lending but that is an obstacle you should be aware of. 

Further, you can ask any student I have individually or privately coached, and I am sure they will agree that I have done nothing but championed for their success.  

If you want to invest private deals which are generally the best deals then being an agent will kill that deal before it gets going. 

I borrowed $110K from a private lender for the purchase and self funded the repair of the offices. 3 months later, I rented 6,000 sq.ft. of office space to a corporation for $21,000/month + utilities for 5 years with another 5 year option.

They will supposedly first pay you back your initial earnest money with interest within four weeks of signing their NEW RELEASE AGREEMENTS as a show of good faith if you get in touch with their attorney (send me a private message so I can send you instructions to get in contact with their attorney), and then the remaining outstanding deposit with interest within two months after that.

The duplex has done well because it has a great backyard/garden area and each unit has a private deck and W/D.

Buying a MLS listing is probably a no go ,if you find a private sell or a similar way that would be the best way to purchase a property in todays climate.
