Missoula is still relatively affordable, but the college has been going through a rough patch lately that is likely going to keep prices from inflating too much.

If too old then you may not be looking at a patch job, but a whole roof replace.

I based my premise of reversion on history - not any rough patches then. 

It's out in gravel switch but it doesn't need much work, just mostly cleaning and some drywall patching.

Baseboards trim and doors (prints around door handles is gross), ledges, Windows screens & frames, sliding door tracks, etc. caulk everything fresh clean lines pop, fresh paint, patch all holes.

Seems as if the older couple may be in a stage of life where they've hit a little rough patch and it looks like the younger couple may be a little more stable.

They are moving 1/1 onward.Others depend on school years, seasonal changes, and local (oil patch, harvest, etc.)  

I personally vote for the Inglewood condo over the AV 2 family based on the proximity to the new development and the fact that most the 2 families in AV are in rough patches.

Am interested in foreclosures especially, but ones with minimal turnaround time to occupancy (paint, carpet, maybe patching walls and some appliances).
