What people are just going to learn that overnight? 

These people didn’t get independence over night. 

There's a lot of development occurring South Fulton area, Camp Creek is a very great hub that includes restaurants, shopping centers, and direct connection to the airport. 

I signed up as a pro member a year ago, but just now making a new member introduction.My main reason that I am finally making an introductory post is that I am signed up for the May Rookie Boot Camp and assigned myself preparation homework to do some networking on the BP forum and to make an occasional post.My goal is to find my first cash flowing real estate deal in 2024, so this introduction is my first earnest effort to get out of my comfort zone and start connecting and learning from the voices of experience.Sincerely,Joe

This will not happen overnight.

Even a boot camp isn’t going to “teach” those things?  

There is obviously a formal lease, and we also supplement with a room mate agreement which outlines the more specific things like overnight guests and expectations in dispute resolutions/ cleaning/ care for the home and appliances, etc.I haven't received one formal "LL request" email yet, other than a formal 30 day notice in the event of a move out, which is usually after they've come talked to me in person about it to begin with. if there's an issue, it tends to be pretty limited to "hey, we have this shower rod falling off"... which im usually here to deal with (and tbh most of the time they like to fix it up with me), and it doesnt need to turn into a big thing. as for keys, i have the house on a yale smart lock, so 'handing over keys' is just official move out, walkthrough of the room for damages, and then I can delete their access code and access to the smart home systems without having to re-key the house. 

Learning the market of a STR never ends and you can't learn it overnight.

Limit the frequency of over night guests.
