I feel 1 month security $ 3200 would cover it as they are the perfect tenants to date.2) some sort of 1 time gift card/wine basket/local store gift3) Offer no rent increase if they lock in and renew for 2 yearsAlways thinking of a Win-Win situation so leaning towards Option #1 as this costs me no money but gives them up to $ 800 that they didn't have.What do you all use as an incentive to keep good tenants ?

To date (in only a year and a half of being in business), I have worked from home in Venice Beach (a block from the ocean), in Nicaraguan hostels between ziplining, surfing, and volcano boarding adventures as well as from high-end Nicaraguan hotels while drinking wine or margaritas (yes, while I work), throughout countries in Europe between sight-seeing, outdoor adventures and on airplanes to and from, in Colorado from a mountain house I holed myself up in for 2 weeks during an amazing snowstorm (and between snowboarding excursions), from Atlanta hanging out with my parents and friends for as long as I want to (weeks), and I've even worked on cross-country road trips.I wanted a 'job' that was this flexible for a few reasons.

Or a tile pattern that's too busy and would be difficult to repair/replace.Spend some money on the appliances, but don't go for the wine chiller in a beer neighborhood.Make it clean and simple (think architecture magazines), make it work, and move the real estate.

Under a full guardianship that means we are untimately responsible for everything, income, expenses, housing and medical decisions, taxes, debts, mortgages, wills and estate planning, suing or being sued, investments, real property, unique asset liquidations like oil/gas leases, coins, fine art, notes, cars, foreign real estate, boats, wine, financial exploitation investigations including forensic accounting, criminal and civil trial testimony and recovery of funds when we are lucky, budgeting for liquidation of assets in order to fund medical and care expenses, (I could go on for hours); basically everything you can think of in your life... imagine someone else having to do that for you because you're incapacitated.In my work I'd estimate I've been involved in the sale of 300-400 properties, maybe 100 probate cases and many hundreds of guardianship and DPOA cases.
