Its going to be harder to find deals that make sense so perhaps budget for 1/2 of what property management would cost if you are going to do it yourself. remember management is a luxury not a necessity.

They are not going to use money from the government to pay rent they will use it to buy food and other necessities.

Not really a value add play but know this, buyers will expect a working roof with some lifespan, so this is likely a necessity but if on a limited budget to invest in repairs, skip this and either give a credit at close or do it once in escrow.2.

Generally faster than ground up development and can usually happen at a lower price point (ours will be $27 per square foot inclusive of land).And maybe I am nitpicking here put I would respectfully challenge the idea that "in order to grow you have to use leverage" and instead suggest that while leverage can be a very powerful to to increase the rate of growth, it is not a necessity.

Grace but don't be too soft hearted - we don't run non-profits.I bet unemployment wont cover all their rent and food etc.. in my mind landlords should be coming up with a plan.. the we are not charity is not going to play well .. flip side is your investors you knew the risk you took counting on someone else ( tenant to pay your bills) thats why proper reserves are a necessity in the rental business.. for situations like this.. this should be no issue to a landlord who has proper reserves..
