A couple of them are big time investors these days with over 40 houses each and have moved up to STRs and commercial properties.Find someone that will share their opinions and suggestions and it'll help keep you motivated to get through the starting period. 

To gauge their motivation more, you could follow up with, "What’s got you thinking about selling?"

I would assume a seller "in their right mind" is not a motivated one.

In the process of trying to find houses to flip, newer to the scene and very motivated.

I came from doing everything self motivated and always had a battle with all the things i do in life, and continue to try and cultivate positive self-belief.

This is not some foo-foo "follow your passion" dream; it's a realistic way of finding out what motivates you, discovering what financial opportunities exist in that realm, and working in the areas in which they converge.

This should hopefully motivate you to get you off your seat and buy that property that you have coveted. 

You are looking for the motivated sellers.

I'm from TEXAS, and trust me George "Dubya" Bush (President from 2000-2009) was not motivated by helping minorities to get their first homes.

Pricing, usually when builder finishes a house, especially towards the end of closing out a community, their motivation to sell is extremely high because they have to maintain the staff there until they sold the last house in the community.
