We ended up buying a single family 4 bed 2 bath home on the north end of town in early may as we had been saving and i wanted to keep the ball rolling on investing and i was also trying to trust the system hoping that my manager would be able to get the other duplex unit rented as well as the single family. well here we are in late june and both are still vacant.

I agree with points that @Rachel Foster and @Maya Roberts made.Have them on one lease!

Good points, May - as I said, those were just examples. 

Most deals require a non refundable deposit so may as well get the entire fee upfront if you can.

I know some of this is kind of long term thinking, and the business card thing is hardly that important, but since I'm unable to move on my first rental until I get back stateside I may as well strategize about the growth I plan to have. 

Looking at the rent roll (to see what percentage of current occupants move in this past April/May) as well as at historical occupancy (for any trends in seasonality of occupancy) should shed plenty of light on the situation so that you can make a good decision.Mike

If you can afford to pursue a 300+ unit storage facility you may as well snag up the SFR that you originally called about as well.
