Additionally, your operating agreement can define the structure of your LLC to the extent you have silent LPs. 

If your LPs are giving you a hard time over the fees, make sure they understand how the fees are not abnormal.

@Jay HinrichsIf there were a General Partner that offered some form of liquidity to LPs, wouldn’t that make their deal comparatively more attractive than other syndication?

You typically assign the PSA to the ultimate single purpose purchasing/borrowing entity comprised of your GP/LPs prior to or in connection with closing.

The last two deals that I've done have had syndicators as LPs in them. 

The economic situation today is that we are trillions of dollars in debt, the Fed although have low interest rates to stimulate housing spending has also modified their balance sheet.

That being the case, I would think SFR would look more lucrative from a returns standpoint, but would also be a lot more work to actually get that money invested (several deals involved).That is a bit false.The cash the LPs put in will be mixed with debt on the project.
