I want to knock out my first SFR purchase in the next 3 months and am hoping to network with link minded people in both of these markets.  

I can use the cash I have on hand to furnish the upstairs and go the cheapest route possible in the basement to make it livable, wait 6months to a year to save up enough money to knock out the rest of the renovations (egress windows, floors, upgrade appliances) and end up buying a few things twice.

I just have a long drive ahead of me and want to knock out an entire book. 

I'll head back up there this weekend and try to knock out most of the rest...

Major stuff like roof, building systems, parking lots, siding, etc - id any issues that’ll need to be addressed then either (a) knock out immediately or (b) budget a reserve so you can cover when it comes up.

You aren't getting much there with $300k, your loan payments will knock out most of the profit I would think....Do some searching on here and you will find what people think are the hot affordable areas for STR.

I'm in Washington State and I'm ready to go out there and knock out deals but I fear the unknown since I have no experience.

That would allow us to realize more of the upcoming market appreciation (and maybe knock out some of the needed repairs on the home) before having to make a rent/sell decision.

If you still dislike it, it isn't too hard to knock out the "breast" of a fireplace as the mortar should be pretty soft...but then you need to replace it with something.

The property cash flows even after the HELOC payment so I've been paying $500/mo to knock out the principal but because its a lower rate than I could refinance at today im not likely to do that.
