@Maurizio Pisciottato be clear I wasn't suggesting you rehab your own kitchens. 

We added a mini split system, new floors throughout, rebuilt the deck, added windows, repaired waste lines, roof, siding, stucco, cleaned up the basement and remodeled the kitchen and bathrooms.

It's a good location but an overwhelming rehab just beyond my experience; sorta a full gut/ or the basic kitchen, bath, flooring and paint remodel.

It checks all the boxes to be legal - 2 egresses, windows, 7' ceilings, bathroom, full kitchen, etc. 

Also I was home alone during the kids school hours as I worked from home and my office was to the side of the kitchen.

I would send them on message that says, "Please secure the home and leave the keys on the kitchen counter.

In my business, as a kitchen contractor, I meet "investors" who want to partner up all the time.
