I also didn’t have direct access to him, so if I needed immediate counsel on how to handle a situation, I had to email him and wait to get a response usually a few days later, and by then the deal was already mishandled.

After the initial inspection we sent a response to the inspection asking for $21,500 in seller credits to cover the roof and furnace (both needed replaced). 

That being said, I asked an attorney who I’m an acquaintance of about this very thing, just for my own curiosity, and his response was get the LLC in whatever state the property is in.
