Property is so expensive that if I were to put 20% down here that would be $300,000 for a 1.5M multi family which is what I've been seeing for any decent place in an area I'd want to live.

Going storage only sounds tempting as it is so easy to set up but I feel like having the diversity of both would be a more solid business plan.

There is so much BAD information online about LLC's and real estate investments its disgusting. 

This would be our first investment property, and acquiring it this way is so new to me.

There is so many "red-flags" here I am not sure where to start..... - you state it's an "executive" townhouse.

I converted my STR to a LTR because the climate here in the Springs (and CO in general) is so hostile to short term rentals, and it's getting worse.

I can't recall all the reasons I rejected it but one HUGE primary flaw that is so fundamental it made me question everything else about their software - there is no concept of a portfolio.
