I would setup a nonprofit with non family board membersdonate the asset to the board for a tax deductionNP pays no property taxes, income taxes going forwarddonor/investor retires and become Executive Directorand draws a salary for as long as the asset producesat the same time helping the public with affordable housinggetting support from planning, politicians, taxes, grants, etc.

We have one in Chicago that would work through the things you're lacking for a purchase and offer a first time buyer grant!

I really got a lot of inspiration from this Podcast#108 with Grant Cardone, and it's what about the compliment he paid.

By listening to Grant Cardone saying "look at a bigger deal that justifies scalability, now I decided to look at more than 10 Unit as my first deal. 

If you check hot tub and even with a bunch of pics and words some people will complain, and Airbnb likely would grant a refund because of "missing amenity"Its a catch 22. 

Just a suggestion, of course I would check with the city first, but would they grant you the permits if you were either granted an easement by the neighboring property or even ask the neighbor to purchase the land to resize the parcel.

Another option is to seek out creative financing solutions or grants that assist new investors.

Granted, I do have great pictures of the property when its vacant, so I was wondering if I could just use those, clean up, and have the property ready for the new tenant to move in within the same month that the current tenant leaves... all without ever showing it in person before-hand. 

I think any list of bad sponsors needs to be broken down into two categories: 1) Inexperienced sponsors that got caught up in a rising interest rate environment, and 2) Bad sponsors that are either acting malicious and/or greedy.There are many many many sponsors, particularly those on BP and raising capital on social media, that fall within the first category.Category #1 - Inexperienced Sponsors:Ashcroft, Opendoor, Elevate, Western Wealth, Tides, ZMR, GVACategory #2 - Malicious/Greedy sponsors:Appleway, Nitya, Rise48, any "fund of fund" sponsor that's come out of Rise 48, Grant Cardone, Affinity, Nightingdale, Rockstar CapitalThis is just a short list but I think it's important to protect LPs.
