We had to move out of Southern California due to a job relocation and built our place in 2016 in Los Angeles, it's really nice in gated community with a pool, 5 bedroom 4 bath with a main level suite and full bath (a second master, an in-law suite, a home office) appx 2600 square feet.

I am looking for some general advice about financing so that i don't make a mistake right out of the gate. 

Do I play in “cap rate gate” and manipulate the delta between my cap rate and reversion cap rate to get the pro for a returns needed to fill a syndication?

i feel like in and on the fringe of core markets these days, its hard to find a deal under a 6 cap and if you can touch double digit CoC out the gate you're lucky.

If it's not a gated community and it's parked legally, I don't see any issues with it.

I understand the down payment is not a big deal, but ultimately it will be (unless you're Bill Gates or Jeff Bezos) and the more doors you can accumulate with the least amount of money out of pocket helps to build your empire.One girl's two centsStephanie

New gate latchSo pretty much a normal purchase with updates, but minimal updates.

I also have some lots in a subdivision right outside the Enterprise gate where several specs have been built.
