Any lender should be able to easily do a HELOC for you (provided your credit is OK), but a local credit union will likely give you the best deal.

I would definitely speak with an attorney before selling/disposing of the property prior to the court addressing the joint assets - you could easily open a can of worms.

When evaluating markets for rental properties, there are a lot of factors to consider: population growth, employment rates, rent to price ratio/GRM/Cap Rate, rent trends, vacancy rates, etc.

However if you have enough reserves, 6mo or greater then I'd say chance it but a couple of missed payments from the tenants and you have to foot the payments out of your own pocket.I'm all for taking risks but I think you really need to evaluate the age of the major systems so you don't get hit with a bunch of cap ex all at once as well as your reserves.

These course providers tend to sell their customer base on  unrealistic expectations or teach the most basic of concepts which are easily picked up through a book or merely browsing through these forums.
