As a general rule, for a disregarded entity, the owner will be treated as owning the residence for purposes of satisfying the ownership requirement of section 121, and the sale or exchange by the entity will be treated as if made by the owner.

If you do not pay yourself a reasonable salary for a repeated and ongoing active investments the IRS and State Revenue Agency may come after you.LLC’s are by default treated by the IRS as pass-through partnerships (or disregarded entities if a single member/owner), which means profits and losses flow right to the owners and are added on to their income to be taxed and are not taxed first at the company level (i.e. no double taxation).

I have read that single member LLC's can be classified as "disregard entities" and treated as sole proprietorships with no liability protection and adding a spouse does not change this (as opposed to an unrelated party); however, I don't really know what I am talking about and I read this somewhere on the interwebs :)

Even if you tell the tenant not to use it, an injury attorney could argue 'attractive nuisance' if the tenant disregards your instructions and chooses to repair and use the tub.)
