While they are legal from a building department view point, if there are complaints from neighbors about you renting it long term, it could create issues with zoning.  

A DIY way of starting your investigation is visit the building department and see if they have any records for the property on file.

Every local bank will have a commercial lending department from where construction & renovation loans, other commercial lending is initiated.

The problem with FHA on your next one is the departing residence, it will likely require you to take a full PITIA loss monthly, thus affecting your DTI.
