It gives me a chance to coach the new comers on how to know a deal, sell a deal, and or structure a deal to make it appealing.

Or if you want to go big, you can likely get extreme value spending 1/100th of that amount, by attending a free local meetup in your area, and spend $150 over the next several weeks purchasing coffee/beer for 5-10 or so of the successful real estate investors who are likely more than happy to share what they are doing and why with an up and comer in the space in 1:1 sessions that may go for an hour or more.Real estate investors often love to share their experiences and talk about their favorite subjects.

With the resources BP has and the community itself, I plan to constantly learn and grow my network, and eventually be able to help other new comers earn financial freedom.FUN FACT-- I'm a part of Missouri Mudders, and with the cashflow from rentals my wife and I plan to be able to go to events and enjoy off-roading and trail riding with our friends and family more often. 

Too many new comers to the game are chasing ideas instead of setting up their own foundations and fundamentals.

Next will come rent control. 

It was a heavy financial blow to the state and towns  big and small.But the ones who got crushed were the fortune seekers and the late comers.

Phoenix has very old house and seems like price is much higherI don't have an answer, but AZ is better for CF, but TX is better for appreciation (a new comer's observation only)
