Firstly, like many mentioned $20k is not going to be enough, and in my opinion you might need to put down around 30-40% to make a property cash flow at all, unless it's in a C-/D area then maybe you could do less.

This is often referred to as a HUD partial claim.There may be differences here and there with respect to the MI issue but a junior lien is a junior lien and it gets extinguished in a foreclosure regardless of the players involved.

Here in Charleston, in order to apply for the legal residence tax assessment ratio, all owners have to provide copies of tax returns, utility bills, driver licenses, vehicle registration, voter registration, and the settlement statement/CD, along with an affidavit stating that all owners occupy the residence and do not claim legal residence anywhere else.

I would suggest probates, liens, bankruptcies, and class B/C/D landlords with vacancies (see if you can find some migration data).

I found a cumbersome solution via Pricelabs but I think we're just going to eat the difference in cost to ensure our team stays happy (we're in a mountain market and finding A players is extremely difficult).
