My question is in order to use my rental income to offset some of the monthly mortgage payment debt and improve my DTI, do I need to show 2 years of rental income and take no deductions on my tax returns, paying a fat tax payment.

Belly to Belly is a great way to go if you can do it. 

Nobody gets fat from one piece of cake.

Then, I'll focus back on total returns until I have enough capital to trade into properties that produce $100k a year for my fat FIRE.

On a more serious note, it does cause an insane level of backlog in the city, and causes a lot of developers coming from outside of Austin to go belly up when they don't anticipate the time and fees required to build here vs anywhere else in the state - even ~ an hour out of Austin.

There are sections of the crawlspace I cannot access for subterranean termite treatment, as well as running new electrical for an AC system, I kept thinking there may be a hidden opening covered by flooring, but if I can't find it then I need to crawl down to the 16" headroom crawlspace with a corded rotary hammer strapped to my ankle, crawl ony belly for over 40 feet to enlarge the congested opening so I can pass through it.
