They audit and charge you by what they do.

With modern technology lenders and auditors are able to fully audit their loans using AI and machine learning -- rather than looking at a few percent they are able to analyze them all.

It depends on your climate, you might do an energy audit or just switch to electric, it doesn't seem too out of line for four units though $35 ish dollars per month depending on the size of the unit and how much they use the climate control.

In an audit you can be found liable for use tax on those items.

I'd love to get an audit of the actual charges for the last 3+ years and see if there was any excessive overcharges or such.

We and most QIs don't prefer this because its always best to match the deeds as closely as possible since the first person looking at you return in an audit is a field agent of very limited experience.   

I had MassSave do an audit and they said half of the house has minimal insulation.

I work with a company called Quantstamp that does auditing of smart contracts, and I can promise you that they are a lot less foolproof than what you would expect that they should be.
