We provide the residents with a list of names and phone numbers in advance, and warn the buyers NOT to arrive early OR stay past the end of the viewing.At the end of the viewing, our resident gets their e-gift certificate immediately by email or text.They are usually delighted and often ask us when they can host another!

Someone will lend at a 33% LTV.All of this said, it sounds like the Trustee would actually like to say invested somehow.Option 2, put the house in a trust or LLC and let the rent be divided amongst the grandchildren:-All grandchildren remain owners of the property and the monthly income of $1,500(minus expenses) is split amongst the 6 grandchildren.I will warn that option 2 is more likely to result in long-term drama and likely some anamosity among the family members.

Also, here's an update:Spoke to a Property Management Co. based in Northeast Philadelphia:They said that you will have to wait the 4-6 weeks to get the license and then the Certificate, apparently it does take them that long.I also spoke to a Philadelphia 3-1-1 line Government representative:He said alternatively you can walk down to the Philadelphia Municipals building and directly request for Rental License, however, he warned that you need to bring a MONEY ORDER for the dues as well as it taking 4+ hours on a business day.
