Anytime you hear the nightmare stories of the fly by night companies that steal the investors money they are almost always non regulated & unlicensed individuals.After that I would make sure you compare a couple and don't just go for the cheapest option.

You get lied to, have to chase payments, cheat, steal... the whole 9 yards... and deal with normal evictions, and see how quick you want to fix stuff, it's a whole different animal.. but it's a need in the  market, takes  really thick skin though.Just a thought with the neighbor, give her your contact information, and tell her if there's ever any problems to contact you!

There are shootings in nearby neighborhoods, people will steal the copper if the place is vacant, finding good tenants is really tough, and most many of our tenants are section 8, or some other form of subsidized rent, and I roll up my windows and lock my doors when driving around.

I have been guilty of staying cheap in areas that were cheap...never buy properties in bad area is the best lesson...I had  camera installed and saw thief cut the main power line and steal the cameras in Joliet and police reports and police is waste of time and insurance can be expensive...I have had simplisafe wireless alarm system that is great for identifying who comes in and leaves..because you can assign codes to each worker.if you could have a combo system of simplisafe  or another wireless system with a camera system combo that captures who is going in and out might be your best option...you need alarm system with video capture because we still have people leaving garbage in parking lot that alarms can't prevent...I have not come across anything better that has active alarm system with videos.

If the house has expensive HVAC equipment in the backyard, I will make sure the deductible on the insurance policy is not very high in case someone decides to steal the equipment or scrap the copper inside.
