I would like one day that they sell washers and dryers that has built in Apple Pay or Google Wallet capabilities, and all a tenant has to do is to wave it near the washer or dryer and press their finger onto the Touch ID and I get paid as the machine unlocks for 1 load.Or may be I know what the tenants like to drink and I set up a vending machine that pour their favorite ice cold beers from dispensers and I get paid online and the Touch ID knows if he/she is over 21.

i've read that you can scale more quickly/easily if you create a separate trust (or an umbrella trust) for each mortgage and use multiple brokers, so all your loans aren't visible. by tenant insurance i assume you mean insurance against tenants slipping and falling on ice, for example?

@Gina NicolasIf worst comes to worst, consider telling the client that you'll reimburse them for a styrofoam cooler (the super cheap ones) and some bags of ice (also cheap).Drew is right about not opening a can of worms with the food reimbursement.

Well you also chose well.. you chose markets that appreciated  instead of markets were appreciation is the icing on the cake.. if you had those same issues in non appreciating markets it would be a totally different story.PS I just bought a lot on America st. in charleston  do you still have that house there..

We don't supply water lines to refrigerators, so none of our refrigerators have ice makers (note we do not live in a hot climate, so it hasn't been an issue).If we provide a dishwasher, it is built in.If we provide a microwave, it is built in.In some places we provide washer/dryer and some just hook-ups.
