Like newer style kitchen, hardwood flooring, newer SS appliances.

Our duplex was built in 2007 and has two units - 3BR / 2BA with stainless appliances, hardwood floors, 10ft ceilings and plenty of upgrades .  

I need hardwood floors refinished or carpet put in along with laminate tile in kitchen and bathrooms.

The tenant had put a plant pot on the hard wood floor on the first floor which caused damage (discoloration of the wood with an uneven surface).  

I put roughly 13k into it removing wall paper, wood paneling, replacing a drop ceiling in the kitchen with a dry wall ceiling, refinishing hardwoods, adding lighting, and updating some plumbing.$1100 in rent for a 60k property might sound great, but property taxes on the house are roughly $300/month, so its not as lucrative as it might sound, plus the 13k rehab out of pocket is more than my down payment so it cuts my ROI in half.

We have hardwood install ready after the break, so they delivered today.

Purchase price ~190kRenovations ~30k - new kitchen, remove chimney, knockdown and redo walls around chimney/kitchen, new ductless HVAC, hardwoods, Redo bathroom, full interior paint, Full replumb, updated electrical.  

I also noticed that the first and second floor had started to buckle (hardwood floors and subflooring).

Paid $17K for upgrades (3rd bathroom, hardwoods, paint, crown moulding and LED can lights).

I had 1 contractor look at the house and quote me a verbal amount of 30k worth of rehab, kitchen, cosmetic work on the 2 baths glazing tubs add 2 new toilets and 1 new sink, hardwood floors, new carpets for steps and may do carpets in 2 rooms, add a new roof, but now here comes the kicker there are frozen pipes.
