It's not a pretty car but it is easy on the wallet.

You will meet them at church or the hardware store or even the permit office when you get a reputation for being a good businessman who has a good reputation for property maintenance whether it's one house or 300.  

I’m not a full time realtor and as much as it hurts my pride and wallet, I was sucked into this trap.

However now, if you are a little light in the wallet, I'd concentrate on the fix and flip properties.  

Notice that no where in here is there anything about getting your wallet out.Personally, I love it when someone comes to me and says, "Jerry, I have a question.

If the cabinets are functional and it's not in a location that will command high end rents, I'd leave them, maybe paint them and as you said new hardware.

Also, no software, hardware or security issues.  

Routinely investors on these platforms list  appliances, counters, flooring, and updated cabinetry(facing/painting/hardware/etc.), among other things as part of their value-add renovations. 

I did not budget in enough money for  light fixtures, fans, door knobs, bathroom hardware, and fixtures in general and those costs add up very quickly. 

As the deal was going down the sleazy Realtor says “Randy, Pay the Notary” I sat there with a stupid look on my face without making a move and finally the Realtor pulls out his wallet and gave her the $45.The crazy part is the Realtor, sellers and buyers cooked up a scheme to show that they sold and purchased the house for 70K and 50K would be unreported, as a way to bypass some taxes.
