Certainly there will be struggles over the next 12-18 months and possibly beyond as global oil and gas prices recover, however compared to some of Canada's bigger cities there are still a lot of properties here a a decent price and that generate positive cash flow.

In the neighborhood association I'm active in there is always a lot of emphasis when BCAD releases the annual taxes on disputing or hiring someone to dispute the increase.Hope this helps.

Or you always get the interior paint estimate close but exterior is 20% over what it could have been because more times than not there is some rotted trim that needs replaced and primed that couldn't be seen in advance.I put an overage percentage in my calculations but it is global.

The reason the lower class properties appear (emphasis on appear) to cash flow better is because of the multiple levels of obsolescence you are dealing with.
