I would not recommend using a CC because you need to float cost and then end up paying interest.

I have a lower vacancy because I have found in my multi family portfolio the properties can float themselves at 75% vacancy rate and still maintain positive cash flow.

I'll float the idea of him taking the upfront costs and getting reimbursed at closing.  

(also I should mention I'm a CPA/accountant, been using QuickBooks desktop since I took over for my dad, he passed away 2 years ago so now I'm up from 4 doors to 11 with my 80 year old mom who's home health aids are the biggest cost to us, she's getting hip replacement surgery on Wednesday....so I'd rather ask my BP team to get this right the first time.I'm willing to pay for software, don't charge an egregious float on top of that. 

It seems like a lot bigger DIY job than Vinyl.That little place could really use some curb appeal.I took the pic above and floated some curb appeal things onto it that I'd think about if it were mine.A new door opening on the right, double the window size, and a more modern color scheme, a little wider siding, etc...Which is a lot more money than just residing in vinyl.I used GIMP to make this (quickly), and not an architectural program which is why it looks a little cartoonish.Good Luck!

For individuals who don't want to tie up lots of money for years to come, they often float towards Fayetteville or Greenville where deals often are cheaper and better short-term return to leverage.
