I mean when they apply they all dress and talk like decent people and have good stable jobs but you never know what's going to happen down the road.

It sounds fancy and great for a cocktail talk but few really know how to use it properly and are always undercapitalized.  

It is also possible to do refinance into an LLC DSCR loan that would also serve the same purpose.I find the land trust transfer doesn't trigger an acceleration clause plus you can title an LLC as the benficiary and whoever is signing and insurance and managing there is a lot of legal protection. that's just my opinion but I think trying to get too fancy on the first one creates a lot of issues.
