Realitve to comps in the area, the house is completely remodeled (stainless steel appliances, granite countertops, Italian tile bathroom, new hardwood floors throughout, high-end light and plumbing fixtures, etc). 

I liked that it was going to be mainly a cosmetic rehab - carpet, LVP flooring, painting, some electric, light plumbing, and refinished countertops.

Very trendy with a warm modern stye, all tile floors throughout entire house, solid wood cabinets with soft close, quartz countertops, stainless steel appliances, walk in shower with rain head fixture, double vanity master bath, walk in closet.

Tile, formica, granite or quartz countertops, etc.)

The house itself needs little updating (paint walls, remove popcorn ceilings, update fixtures, paint kitchen cabinets and replace kitchen countertops).

Granite counter tops, new back deck, new garage door opener.

I have 2 student rentals and always was surprised how far paint, flooring, outlets, countertops, and some FB marketplace appliances went. 

Typically A class is going to be quartz/granite counter tops in kitchen and bathrooms with nicer backsplash, open concept living/kitchen areas, stainless appliances, updated bathrooms, nicer flooring, etc.

I don't think that BiggerPocket's rent estimator tool is any different from Rentometer, as they both use comparable and they both don't look inside of the property, they both don't know if the property has granite countertops or cheap plastic.Whichever tool you use, I would start with that, to pick comparables, and then click through photos for each comp and confirm if it's a good comp, and if not - adjust the comp rent price accordingly.
