Total built (sold+for sale) in 2018 is only 371 - which is up significantly for 244 in 2017.In other words, any existing SFR under $300k is a commodity with finite supply and cannot be re-created anymore at this cost in Milwaukee.

However, as @Alina Trigub pointed out, the 401k is often far superior to the SDIRA.There's much misconception regarding the role of custodians and administrators, as well as the extent to which they should be relied on for advisory services.There are many excellent companies, but as the number of custodians/administrators has swelled it has become increasingly difficult to navigate the space.

In that same vein, the strategies that worked for real estate investors during the strong bull markets of 2001-2004, will need to be re-structured during times when real estate prices are wobbling or beginning to ebb.

We need to clear few things  here. 1) You don’t need to be RE pro to deduct 25k of rental loss.

OMs are not to be relied on, you'll want to do your own DD and confirm it is accurate. 2.

However I have had significant formal training on investment analysis during my career and by teaching it in the classes offered by the CCIM Institute to standardize methods of investment analysis and to provide a professional designation as a CCIM (Certified Commercial Institute Member).  I

Most are not investors in any capacity whether it be RE or stocks/bonds.

Typically between 10-30% of the value of the property can be re-allocated and accelerate depreciation.

My plan was to keep this troublesome tenant on for the month to month until the summer when I would notify them that their lease would not be re-newed, and find a better tenant in the summer months. 

So my question to the forums...If you could pick any job in real estate that you think would be the greatest benefit to RE investing what would it be? RE
