If your condo value is still so low relative to the last peak I think I can guess which one it is, and it might have something to do with litigation and perhaps the condo not being warrantable.

@Luis Montanez  the quitclaim would transfer title but:the grantor would need to be on the last recorded records of the countyand without a warranted title, the OP could never get title insuranceand anyone to whom the OP might sell it to, will go down this same pathUnless you're really hot for the property and in escrow now - - I would punt/walk away.
