Not completely related, but after reading this carefully, is it safe to assume that if the LLC was to own bonds, debt instruments, dividend generating stocks or was to generate capital gains via selling appreciated assets (e.g.: stocks), the revenues made from those instruments wouldn't qualify for the 20% deduction?

That's what they do here in Sacramento.You could all tell the tenant to make sure they have a contract in place with the parents that tells them to do not disrepect your neighbors (drive in the drive way of your neighbors, park in front of the neighbors drive way, walk on the neighbors grass, do not play their music loud when dropping off or picking child(ren), also, tell them to make sure they hold their child(s) had at all times do not let them run into the neighbors yard).
