I've listened to a lot of gray-haired investors and they say the same thing. 

Much appreciated, just doing my best to comb through all of this valuable information. 

We are early in the process as we have not had an opportunity to comb through the financials, yet. 

I’m a high earning W2 employee but juuuust a hair under accredited investor category.

You are splitting hairs just to save a few bucks off for tax deductions in my opinion.

Plus charging them monthly means they have less incentive to be long term renters there.I've had 3 tenants with pets move out so far- the two with cats meant additional cleaning/ disinfecting where the litter boxes were and I vacuumed up a lot of hair from the corners and off the walls.

Well...since we seem to be splitting hairs, if the sale precedes the tax due date, why would there be a tax lien?
