@John Underwood for liability reasons I do not want to risk having keys copied and floating around. 

There is plenty of topics and information floating around.  

Because last year it was only 0.08% in March and last three months it’s been averaging .23%…We will float around 2.75-3% throughout the year and only way it goes lower is if housing pops.

Use the floating kind not the glue down.

Standard is fully amortizing (equal payments for all 360 over the 30 years), with options for "Interest-Only" - (i.e. interest-only payments for the first 10 years of the term, then amortizing over a 20-year schedule on the final 20 years), or some hybrid ARMs where the interest rate is fixed for the first 5 or 7 years or so, then floats. 

The 1% rule (or 2% rule, which is also floating around BP) was created for mobile home parks and storage facilities.   

Float the wall frame off brick, top plate to bottom plate, throw some fire blocks in. 

The flooring is ready to be replaced and I have considered having LVP installed but wonder should it be glued or free floating or should LVP be avoided altogether in this instance?
