You can go after multifamily with value add deals using hard or private money.Increase the rents and occupancy and increase the value of the property based off the income approach.Commercial is based off the income it generates as a main factor in an appraisal for refinance or selling.With residential it is the comparable sales approach weighted most heavily.

Finding a good wholeseller is harder than finding a good buyer.So many wholsellers fluff numbers and offer deals that are no better than what you find on the MLS.A good wholeseller is worth their weight in gold.

Without boring you with a ton of details, I began a renovation on a mostly occupied building, with a fairly educated budget, an arsenal of tools that would make Bob Vila jealous, a 360lb back squat max, and a belly full of piss and vinegar. 4 months later I am crabby, exhausted, carrying some credit card debt, consuming espresso like water, and just want to lay in a hammock for 3 days and drink myself to sleep until its time to lift weights again, and think about a better way to live.
