The brick MF properties on the fringes toward Powell and Sullivant have been selling at higher prices than ever...rents are climbing and staring to better align with with sale prices...I'd say it's a win.

Hello, first post.I'm a 10+ year investor of a few units in Texas and I currently reside in California.I took a trip out to Arizona to visit some friends and the Surprise, AZ area piqued my interest.Lots of development in the area and looks like values have been climbing pretty rapidly over the last couple of years.A couple of friends of mine are already starting to look for investment properties over there.Was hoping to gain some insight on what others think of the area and more specifically what has worked best for the investors that are already in the area.Thanks!

If interest rates continue to climb and prices then typically adjust down, is it time to sell (while the gettin' and payin' off debt is good), get out from under debt, establish a better investing profile (better FICO, DTI, etc) and prepare for discounted deals if the market adjusts as expected.

In those communities, inventory is low and prices keep climbing at a steady pace.The communities or condos that do not allow rentals under 30 - 90 days are suffering...lots of inventory to choose from and prices have not shown much of a change over the past 2-3 years.

Also, net mortgage rates are climbing slowly but steady, but the income doesn’t grow at the same rate entry level home prices have been climbing, and therefore disqualify a lot of potential buyers, which again wil reduce demand.Yes there are factors that justify the growth spurt to continue, and i personally hope they do, but i think those factors will not affect the overall local market in a significant way.

Even if the property loses a lot of value in the short term and your net worth drops, you will still have your cashflow and it is very likely that it will eventually climb back up based on previous markets.
