The gold or pinky-beige wall color you chose 10 years ago is going to seem outdated to this new group of home buyers.

My guess is that everything is outdated, probably need to paint, replace flooring, appliances, update baths and kitchen, etc.

I feel that getting a High Efficiency unit is not worth the investment if I am moving out within 5 years - and I'll see a some efficiency from even just a low upgrade based on my current outdated system.
