Hi Johnny I ring a number through my spreadsheet that I use and I did not see a deal here whatsoever based on the numbers that you gave me.

There is no protection whatsoever for commercial tenancies and is a more fair game if you know what you're doing.

I figure the first one I buy may not be the best deal, but it's probably worth cutting my teeth before the next downturn when there's a lot more inventory. 

I'm also very interested in investing in other areas of the country due to better growth and opportunity but have been trying to cut my teeth on my local area so I can better see how the whole process works.

You are comparing two things that have no connection whatsoever other than being classified under the very large umbrella of "investments."

Combining these talents as a team will drastically help, and yet I have no real estate background whatsoever, I am fearless and bring with me great planning, problem solving and people skills.
