and send out a nice letter introducing ourselves and politely let them know that there is a new sheriff in town…pay the rent or off you’re sent…we are also going to include our rental applications/tenant info forms and a tenant survey inquiring about things like preferred method of payments, things they like about the building, and if they would be willing to pay more for larger ticket improvements (new windows, doors, carpet)...

We told the seller right away that they needed to instruct the maintenance man to dispose of the stock of extra outlets immediately and then asked the seller to survey every outlet and switch on the property (nearly 300 units) and replace any copper ones that they discovered.
