Don't use heavy looking furniture, but light and airy pieces- like an open airy headboard with no footboard (as opposed to solid wood with a footboard), mirrored side tables, a lucite chair, etc.

Such generalizations makes giving suggestions pretty hard, Matt hit on several areas for N/P, Troy's idea is good, although I'd think using your retirement fund and leasing will disqualify you if you're a director getting a salary.

You will get all manner of quotes, depending on materials and other factors- will you have xray machines, do you need center run power /water (i.e. dentist office) or do you do day surgery (will require automated backup generators IIRC), are your clients physically disabled, do you need chair lift, if you change an old building do you have to make it ADA compliant.
