I need to remodel a rental--new cabinets, countertops, appliances, flooring, bathroom updates, some minor electrical and plumbing, etc.

Add at least a couple of lower cabinets and a countertop next to the fridge.

Overall, this was a very cosmetic project - new countertops, refinished flooring, new paint and updated lighting.

I'm going to have a contractor do most of the work with me doing some of the labor of demo and installing cabinets and counter tops etc.

The upside is you don't need to have a perfectly nice rehabbed property with granite countertops etc. and if it's going to be multiple students in the house you will get a bigger rent amount than if it was just a single-family. 

Just bought my first duplex, walked into it and noticed a crack in the molding on s countertop in the kitchen.

In particular I like finding opportunities that need just a bit of work (interior paint, countertops, resurfacing cabinets, etc...). 

We replaced the HVAC system ($7,400) while the tenants were in place, because it was 30+ years old and leaking coolant.We tried to get multiple bids from contractors to put in new flooring, countertops, retile the shower and bath, paint the walls and ceiling, etc. 

We replaced the kitchen countertop and sink, put in a new range and refrigerator, did some light landscaping, and completed all necessary mechanical repairs.

I have always wanted to try staining the concrete, haven't got a chance to try but, that seems like it would be the best.Tiling the counter tops, I have not tried this, but usually I get some pre-fab laminate countertops.
