The upside is you don't need to have a perfectly nice rehabbed property with granite countertops etc. and if it's going to be multiple students in the house you will get a bigger rent amount than if it was just a single-family.

We replaced the HVAC system ($7,400) while the tenants were in place, because it was 30+ years old and leaking coolant.We tried to get multiple bids from contractors to put in new flooring, countertops, retile the shower and bath, paint the walls and ceiling, etc.

I have always wanted to try staining the concrete, haven't got a chance to try but, that seems like it would be the best.Tiling the counter tops, I have not tried this, but usually I get some pre-fab laminate countertops.
